ALDEBY STREET EXTENSION
Twenty acres located between Aldeby Street and Ashland Road
The proposed 31 homes would become part of Parkside Village HOA and would be built with the same homes, architectural standards, and age-restriction as the existing neighborhood. No connection from Aldeby Street to Ashland or Johnson Roads is proposed.
Approximately 21 acres located at the southeastern corner of the Johnson Road and Ashland Road intersection
Approx. 5.7 acres at the corner would permit neighborhood retail/office uses, and approx. 15.3 acres on Johnson Road would permit industrial uses.
Several of the more intense industrial uses, such as junk storage; heavy manufacturing, assembly, or fabrication; monumental stone works; sale, service, or rental of trucks, trailers, tractors, machinery, heavy equipment and tools; sand and gravel pit, quarry, mining; sawmill; and, truck terminal, would be prohibited. Enhanced buffers would be required for any outdoor storage.
Traffic improvements, including turn lanes on Ashland and Johnson Roads, would be constructed during development of the non-residential uses.
The Johnson Road public right-of-way ends at Quarry Hill Road, which is privately owned. No traffic is permitted to access Quarry Hill Road unless granted specific permission from that property owner.
Your comments will be reviewed, summarized, and sent to Goochland County staff. Any changes to the plans/proffers will be made and submitted along with the official application for rezoning.
